Our showroom is located at 5 rue du Vieux-Colombier in Paris's 6th arrondissement. It is open Tuesday to Saturday, from 10:30 a.m. to 7:00 p.m.
This space immerses you in Maison Kyka's creative world and expertise in renovation and interior design. It features a materials library, where you can explore the many possibilities of bespoke design for your future property. The Maison Kyka showroom is also where your project meetings take place, bringing together your real estate project manager, project and experience manager, and interior designer throughout each stage of your project.
ALL-IN-ONE EXPERIENCE
Our renovation projects start from €1,700/m2 (excl. VAT). As every project is entirely bespoke, this estimate can vary significantly depending on a range of factors, including the size of the property, the scope and duration of the works, and the specification of the materials selected..
Our integrated design, renovation and interior design service reflects Maison Kyka's vision of what it means to live well. There is no need to source external contractors, as we take full responsibility for delivering exceptional workmanship and a highly personalised experience tailored to your needs. Maison Kyka offers a bespoke all-in-one experience to design, renovate and furnish your dream property.
It consists of three stages:
- Architectural design: designing your living space and developing a proposal tailored to your lifestyle and interior design preferences.
- Construction: day-to-day project management, coordination of the works, procurement of materials and furnishings, and delivery management.
- Furnishing: selection of furniture (planned from the design phase) and creation of bespoke joinery.
Two additional services can be added to these three stages:
- Property search: guidance throughout the search and negotiation process to help you acquire the right property.
- Property resale: comprehensive support from the preparation of your sales file through to the completion of the sale of your renovated property.
Renovation lies at the heart of Maison Kyka's expertise. Whether or not your project includes a property acquisition, it receives the same level of care and attention.
The typical timeframe from the initial consultation to the completion of a renovated property is around nine months. This may vary depending on your project. If your project includes the acquisition of a property to renovate, you should allow approximately one month for the property search, three to four months for the acquisition process, and a minimum of four months for the renovation works. The duration of the works also depends on the size of the property: renovating a 40 m2 one-bedroom apartment is very different from renovating a 200 m2 Haussmannian apartment. Our teams are committed to keeping your project on schedule, delivering a home that is ready to move into with impeccable finishes.
Bespoke design
The design phase typically lasts between 7 and 14 weeks. It includes between three and seven meetings with your dedicated interior designer to create the property of your dreams: defining the layout, selecting materials and furnishings, and designing bespoke joinery.
Once your project has been refined with your real estate project manager and the preliminary quotation has been approved, you are introduced to your dedicated interior designer. For projects that include a property acquisition, the design phase begins once the offer on your future property has been countersigned. You will then receive a style questionnaire, and your first design meeting will be scheduled within 10 days of completing it.
The preliminary quotation is an essential step in assessing your requirements and providing a clear indication of the budget to allocate to your renovation before the design phase begins. This initial estimate takes into account the size of your property, the scope of the renovation works (including insulation, plumbing and electrical systems), as well as your lifestyle and comfort requirements. However, the preliminary quotation should not be regarded as the final project cost, which often evolves during the design phase as key decisions are made and specifications are refined.
Yes. Our interior designers make up the Maison Kyka Studio, our in-house architecture and interior design studio. Led by Maison Kyka's creative director, Bertille Dobler, it is shaped by her design vision and creative direction. This integrated studio ensures seamless coordination between every stakeholder involved in your project while giving each interior a distinctive aesthetic signature.

REnovation
We specialise in the renovation of existing residential properties, whatever their typology. Haussmannian apartments, townhouses, former maid's rooms beneath the rooftops, 1970s lofts or more contemporary homes: we tailor our approach to the unique character of every property. Our ambition is to preserve the architectural heritage of each home while adapting it to the way we live today, with contemporary standards of comfort.
Our project and experience managers oversee the smooth running of your renovation works and ensure they are carried out to the highest standards. As your primary point of contact throughout the renovation phase, they join your project once the design package has been finalised.
The duration of your renovation depends on the size of your property. Our renovation works take a minimum of four months to complete. Throughout the project, you will be invited to visit your property on site alongside your project and experience manager or site manager.
For a renovation project without property acquisition, the renovation works begin once the quotation has been signed. If your project includes a property acquisition, both the quotation and the deed of sale must be signed before works can commence. Prior to the start of the renovation, your project and experience manager or site manager will notify the building management by email.
After each site meeting, your project and experience manager or site manager will send you a progress report and remain available to answer any questions you may have throughout the renovation works.
We hold a ten-year structural warranty insurance policy, which covers the repair of defects that become apparent after the completion of the renovation works for a period of ten years. This insurance protects successive owners of the property and applies to defects that compromise the structural integrity of the building or render it unfit for its intended use, in accordance with the French public administration (Service Public).

Your property search begins as soon as you sign Maison Kyka's property search mandate. Your dedicated real estate project manager carefully selects properties with strong renovation potential and presents only those best suited to your project. On average, we present between three and five properties before finding the right one. You will be accompanied on every viewing by your advisor, who will provide expert guidance throughout the process. Once you have found your property, we handle the negotiations and support you with preparing your offer and compiling your purchase file, through to the final signing of the deed of sale.
Our priority is to assess everything that cannot be changed through renovation. This includes the location, which is often both a practical and emotional consideration, the condition of the common areas in the case of an apartment, overlooking, the condominium, the property's structural walls, and its natural light. These are the elements that require an expert eye to ensure your investment has strong long-term value.
We support every type of property acquisition project, whether you are purchasing a primary or secondary residence, a pied-à-terre, or a high-end rental investment. This service is particularly well suited to clients purchasing from abroad. Yes. Signing the property search mandate marks the official start of your project. The mandate is included as part of the Maison Kyka experience and pricing, meaning you only pay if we successfully find your property.
