Renovating an apartment or a house is about much more than updating its appearance. It is the opportunity to improve comfort, enhance energy efficiency, and transform interiors into a bespoke living environment that truly reflects your lifestyle.
The success of a comprehensive renovation project unfolds in several key stages, each requiring specific expertise:
When every aspect of a project is carefully managed, purchasing a property in need of works is often the most effective way to quickly increase its market value.
Yet a renovation project can easily become technical, time-consuming, and stressful—particularly for first-time buyers who are unfamiliar with construction processes.
A turnkey renovation means entrusting the entire project to a specialist renovation company. This partner takes care of architectural design, oversees the execution of works, and, in some cases, manages the decoration and furnishing of the property.
In practice, the renovation company will:
In a turnkey renovation, the project manager becomes your sole point of contact. By carefully listening to your needs, they manage every detail of the renovation—whether partial or complete—supported by a multidisciplinary team of skilled professionals.
At Maison Kyka, we believe renovation has greater meaning when a property is reimagined in its entirety. This holistic approach allows us to significantly improve comfort, energy performance, and aesthetics alike.
And since a picture is worth a thousand words, discover some of our most inspiring projects below.
“We worked with Maison Kyka for our first investment! We’re absolutely delighted with the result—our apartment is perfect, and we were brilliantly supported by Céline and Anton, who were attentive and very responsive. Huge plus: the timing was respected almost to the day. We highly recommend them!”

Entrusting the renovation of a property to a specialised company allows you to:
Renovating a property gives you the freedom to create a space that truly reflects you, combining the charm of the old with modern comfort.
During a viewing of a property that needs work, it can be hard to picture its potential. Being accompanied by experienced professionals is a real advantage, as it reveals how much value can be unlocked once renovated.
When you work with Maison Kyka, our interior design studio can prepare a sketch after the viewing of a property you are considering. This helps you make an informed decision by visualising how the property can be transformed through renovation works.
Once the property has been purchased, professional support remains a genuine asset because it helps identify the most relevant works to undertake. For example, an interior architect’s layout can show the benefit of removing a partition—or, conversely, of dividing a room in two to create a bedroom or an additional bathroom.
Moreover, a competent interior architect can offer valuable guidance on material selection, the purchase of high-performance equipment (e.g., radiators, ventilation systems), and bespoke joinery to make the very best use of available space in each room. These decisions can significantly influence the home’s comfort, practicality, and value in both the short and long term.
Finally, works management is the cornerstone of any renovation project. A turnkey solution substantially increases the project’s chances of success because the appointed company is responsible for:
With Maison Kyka, every aspect of your renovation is taken into account so that works are completed on time and without exceeding the agreed budget. Architectural design begins before the promise to sell or preliminary sale agreement is signed, enabling works to start as soon as possible after completion.
Whether you are in France or abroad, single or with a family, tell us about your project by starting a simulation.
“Maison Kyka is an incredible experience and team! I’m the happy new owner of a property fully sourced and refurbished by Maison Kyka! A first purchase is complicated and can be daunting; being supported in these conditions is simply the best experience possible!”

Choosing a turnkey renovation, overseen by experts, is a winning strategy to increase your property’s value over the long term.
Today’s buyers and tenants expect homes that meet the latest standards in comfort and energy performance. For instance, improving a home’s Energy Performance Certificate (DPE) significantly boosts its attractiveness on the property market—not only for its reduced environmental impact but also for the savings in energy consumption.
Energy renovation—often more technical—requires an in-depth study to identify the most relevant works: insulation, replacement of heating systems, installation of solar panels… An experienced site manager is an essential ally to analyse quotes, select the best value-for-money solutions, and supervise proper execution.
Unlike a fragmented renovation project where quotes may evolve mid-course, a renovation company provides a comprehensive, accurate estimate from the outset. This helps you avoid unforeseen budget overruns that could weigh on your initial investment and diminish potential capital gain upon resale.
Furthermore, unlike an architect acting solely as project manager, a company such as Maison Kyka is directly involved in executing the works. This enables us to commit to a definitive budget while guaranteeing adherence to agreed timelines.
In short, delegating your property’s renovation to Maison Kyka is a safe and profitable solution. You benefit from bespoke support and the assurance that works will be carefully executed to maximise the home’s value. Whether for resale or for letting, a property renovated to current standards with refined finishes is a major asset in a competitive market.
Undertaking renovation works can quickly become challenging for non-specialists. Without experience, managing a site often feels particularly complex and time-consuming. From administrative procedures to finding reliable trades and supervising the works, every stage can become a source of stress and fatigue.
Unfortunately, contingencies on site are common: a contractor postponing an appointment at the last minute or materials arriving late can create stress. A turnkey renovation company handles these unforeseen events so that works progress in the best possible conditions—allowing you to remain focused on your professional or family commitments.
For example, if you are renovating a property located far from your current home, opting for a turnkey solution spares you time-consuming and costly trips. You do not need to travel to check progress: your project manager handles all contingencies and provides regular updates.
For expatriates or international buyers investing in French property, embarking on a renovation can seem like mission impossible. With a turnkey approach, the appointed company ensures smooth communication and transparent reporting, delivering on time—even if you are abroad.
Do you want to move in or put your property on the rental market quickly? Entrusting your renovation to Maison Kyka allows for planning and execution within 2 to 3 months, without compromising the quality of the final result.
“I 100% recommend the Maison Kyka experience! Zero mental load because they handle absolutely everything, and the team is responsive to needs and requests, which makes the whole process very smooth. A big thank-you, Maison Kyka!”

When you work with Maison Kyka, the support includes:
After signing a property search mandate, a real estate project manager is responsible for:
As soon as the purchase offer is countersigned, the architectural design phase begins. This allows works to start the day after the notarial deed is signed.
The architectural design phase lasts between 1 and 2 months. The goal is to plan the rooms according to your wishes while achieving the best balance between practicality, light, and comfort.
First, you receive a style questionnaire. This document helps us understand your preferences and match you with the most suitable interior architect from our studio.
In parallel, a technical visit of the purchased property is conducted to take precise measurements (room dimensions, window sizes, etc.).
Once the style questionnaire has been completed, a kick-off meeting is organised. With your real estate project manager and the selected interior architect, this initial session is an opportunity to review and refine your aims in terms of comfort, style, and energy performance.
Next, three further design meetings are scheduled so the interior architect can develop a bespoke layout with you and validate the decorative style and material palette you want. If needed, we involve a structural engineering office to verify the feasibility of certain works (e.g., opening a load-bearing wall).
Design meetings can be held in person or remotely. In all cases, they are spaced roughly two weeks apart to give you time to reflect on decisions and, if necessary, consult friends or family.
At the end of the architectural design phase, you receive a comprehensive dossier containing all the aesthetic and technical details of your renovation. For example, this dossier includes a 3D design plan featuring the selected colours and materials to help you visualise the final result after works.
Once the design dossier is approved, the renovation project manager takes over as your primary point of contact—from the start of works to handover.
Their mission is twofold:
To increase efficiency, Maison Kyka works with its own team of artisans. This allows us greater autonomy, a higher standard of execution, and fewer risks linked to outsourcing to third-party contractors.
Maison Kyka can still call on external experts for certain technical works. For example, a renovation we delivered in 2024 involved installing a stained-glass window and fabricating a recycled-plastic worktop. We brought in specialist subcontractors to guarantee the highest quality result.
Alongside the works, we also provide support for furnishing and decorating the rooms. Guided by your stylistic preferences, we aim to bring “iconic details” to your project. These can take different forms but translate into unique ideas that improve practicality, light, and comfort throughout your home.
For example, for a client passionate about the Villa Majorelle, we decorated and furnished her home with pieces sourced in Marrakech. This kind of detail illustrates our commitment to adding distinctive value to each project and ensuring our clients’ homes can tell unique stories.
Ultimately, our creative and emotional investment in every renovation can have a highly positive effect on your home’s comfort and appeal.
Once the works are complete, Maison Kyka also handles furniture assembly and installation. At handover, you have just one thing to do: move in—or find a tenant.
“I was supported by Maison Kyka for my project and I’m extremely satisfied with the result! Every team listened attentively and fully understood my expectations. I’m delighted with the Maison Kyka service and would encourage anyone who wants a bespoke, innovative real estate project to go for it with them!”
Olivier Dhalluin
At Maison Kyka, the cost of a turnkey renovation depends on the property’s floor area. Budgets range from €1,550 to €3,000 per sqm, VAT included, furniture included.
As mentioned earlier, the price of renovating an apartment or a house includes architectural design, labour, supply of materials, and decoration. It is a package designed to balance quality, aesthetics, and cost. That said, the ingenuity of our interior architects remains key: the goal is to propose solutions that bring your wishes to life while respecting the renovation estimate (for the apartment or house) presented at the start of the project.
However, certain works, equipment, or materials may require a supplementary quote. For example, although a fitted kitchen is included in our package, a luxury kitchen featuring premium materials (e.g., ceramic, marble, quartz, etc.) will be subject to a specific quotation.
