This stunning studio apartment in the heart of Paris is the result of Nicolas's fascinating project. Eager to make his first real estate purchase, he opted for a high-end rental investment. Seeking perfect execution and quality that met his expectations, he called on Maison Kyka to realise his ambitious project. Welcome to his home.
It was all about a location in the heart of Paris, in one of the city’s most emblematic districts. Our team advised Nicolas to look for listings in Saint-Germain-des-Prés, famous for its art galleries antique dealers and period bookstores. In this neighbourhood, properties rarely hit the market – and those that do often feature atypical sizes –, making it a superb hunting ground for this project.
In rue Saint-Père, we found this 16 sqm apartment to renovate and optimise.
Each element was conceived to foster a perfect balance between refined comfort and aesthetically-pleasing design. A tailored approach and careful optimisation led to the creation of very distinct spaces: an equipped kitchen, a dining area, a lounge area, a sleeping area and a bathroom with separate toilet.
The impressive ceiling height was exploited to create a sleeping area on a mezzanine, freeing up the lower part to create the bathroom. Numerous storage spaces were built to measure so Nicolas could enjoy an orderly and functional space.
This project is in perfect harmony with the soul of the neighbourhood, and noble materials as well as handcrafted finishes are front and centre.
The old wooden “Gueule de Loup” windows, crafted by Maison Jeannau, bring undeniable elegance to the interior while flooding the apartment with light. Silk texture wallpaper lands a discreet refinement to the walls, while underlining the mouldings’ charm.
The dark oak Hungarian point parquet helps make the space appear larger, while maintaining that timeless Parisian charm. Custom woodwork adds a touch of originality and depth, underscored by a palette of dark and masculine tones that are both sober and warm.
Designed in collaboration with Samji, the kitchen worktop was tailor-made with an artistic and daring cutout shape. This creation, which was directly inspired by the art galleries and antique shops in the neighbourhood, gives this space its unique character.
Few districts in Paris combine prestige, culture and exclusivity like Saint-Germain-des-Prés does. The epicentre of intellectual and artistic Paris, it has long attracted writers, painters and philosophers, including the likes of Sartre and Picasso.
To this day, the charming cobbled streets, ancient bookstores and confidential art galleries make it stand out, where every street corner tells the story of the French capital. With its legendary cafés, renowned antique shops and luxury boutiques, Saint-Germain remains a timeless quarter, coveted by those who long for beauty and a taste of Parisian life.
