Investing in Parisian stone was an obvious choice for Amélie and Paul. This young couple were looking for a safe bet in a sought-after district of the French capital. They opted for an apartment nestled in the heart of the very chic Gros-Caillou quarter, just a stone’s throw from the Eiffel Tower, where real estate value is still on the rise. Welcome to their home.

The meeting with Maison Kyka

Like many first-time investors, Amélie and Paul had the desire but not necessarily the expertise to identify the right property. They knew they wanted to invest in Paris, but felt a bit lost in choosing the neighbourhood and the type of apartment.

Following the advice of their real estate project manager, they were able to find a true gem: a 32 sqm apartment with a great layout that maximises the space, a cost-effective solution filled with charm.

A cosy urban luxury

We designed the interior like a hotel suite, an intimate yet refined space, where every detail was crafted with precision.

The tired old wooden floors have given way to a bright herringbone parquet, which catches the light and highlights the marble fireplace, which had almost been forgotten under the many layers of past renovations. The kitchen has been optimized and fully equipped with a oven, refrigerator, stovetop, dishwasher, and washer-dryer.

And then, there is the majestic backlit bed, the centrepiece of the bedroom. Designed to maximize space, it perfectly combines subdued elegance and absolute comfort.

An assertive style

To make an impression and enhance this property intended for rental and resale, our design studio opted for bold choices: a daring yet subtle play of colours and textures.

The walls are painted with shades of pink and mauve, and enhanced with touches of khaki green, bringing significant depth and personality to the space. In the living room, a sculptural library offers structures, playing on curves and optical illusions. Finally, let’s mention the striking wallpapers that are scattered around the apartment and give it a strong visual signature, which is essential for an investment project.

The iconic detail

The curtains in the living room were initially supposed to come in a shade of pink. However, once they were installed, it was a disappointment as they disrupted the room’s harmonious balance. Our studio immediately bounced back by browsing through its stock of fabrics and had silk curtains with black stitching made, which brought a timeless elegance to the entire apartment. A small detail that ended changing everything.

Thanks to this transformation, Amélie and Paul’s property has appreciated in value, now primed to be rented or sold at a profit.

The Gros-Caillou district, a haven of refinement

Nestled between the Invalides and the Champ-de-Mars, the Gros-Caillou district embodies Parisian elegance. This quiet residential quarter is a true gem in the 7th arrondissement, with its preserved character, Haussmannian architecture and cozy atmosphere, all within a few paces of the tourist hustle and bustle of the Eiffel Tower.
